“What a Difference 10 Years Makes!”

I have asked my brother to present a “featured viewpoint” as the guest contributor this month. I am excited that we are working together again. I always look forward to his fresh perspectives and insights. Only a true visionary like my brother, Mark, could really grasp the impact of what is going to happen here next. I also want to thank Jim Prange, Realtor. He has continued to support this project by sharing with me, among other things, his keen forecasting skills, enthusiasm and optimism. So, enjoy this article as much as I did, then get down here and buy your dream home. Our gorgeous weather is here waiting for you. (This article was written in early March 08.)

TEN YEARS LATER

My brother Joe has been writing this article for ten years now. He painstakingly researches everything from updated statistical data, detailed market reports, advanced weather alerts and lifestyle event reports - with you, his readers. This article is different because I am addressing only one group of you, “The Buyers” out there. I am talking to the buyers who already love Marco Island. I want to address the buyers who have the resources to purchase their dream home now. I want to talk with you, the sea of buyers, who are on the fence now because you are waiting for the “bottom”. The bottom is now... as my brother Joe has stated in his last two articles (see our website www.JoeCharde.com).

THE HERD

Let’s talk about buyers who belong to this group (this is most of you). The number of people who belong to the “herd” is staggering! It includes all of the buyers who did not buy in 2002, 2003, 2004, 2005, 2006 and 2007. Wow! That’s a lot of people. Quite frankly, we don’t have enough room for all of you! The reason is because Marco/Naples area is the #1 second home destination market in the country. It also helps to know that this is just about the wealthiest area in all of the continental US. Additionally, all of this wealth comes with amenities like: high end medical facilities, outstanding cultural events, spectacular golf, five star dining/shopping and of course, the best beaches and weather in America.

FIRST AND FOREMOST

There’s something you need to know.... there are 3-4 properties in each category of real estate (beachfront condos, homes on the water, lots, etc...) that stand out as exceptional buys.....today!!! For example, let’s say that a particular condominium has ten listings for sale on the beach. A few of these owners have priced to sell now! The others are at ‘04 & ‘05 pricing (Boom Years). This is the only case where a purchaser can say the bottom has not been hit yet. However, the few units priced to sell today will refl ect the same pricing that we had back before the boom. So, with ‘02 and ‘03 prices out there.... what are you waiting for?? While you join the herd - grazing pasture on the back 40 acres, pondering the thought of buying... thinking about striking that perfect note..... something is happening right under your nose: something very BIG is happening.

THE EUROPEANS

Everyday at my offi ce, we receive numerous calls and e-mails inquiring about those incredible buys. The buys I just fi nished telling you about. The voices on the other end of the phone, however, are not from here. These communications are coming from places like Canada, UK, Germany, Holland, Sweden, Switzerland, Denmark etc.... The Europeans are here! Thank God! This is a sophisticated group of buyers who see and appreciate our value priced properties. These families love this place. They rave about the weather and appreciate the expansive list of world class amenities. They are delivering buying signals with passion. They have friends. They have access to great resources. They are buying now. We love selling to these families. They really get ‘it’... Even though they have to travel great distances to be here, they seem to be able to understand something so simple, but totally overlooked by most of the herd... As these properties quietly disappear over the next few months, we will see the gap closing. Those high ‘05 units will fall in line. The appraisals will force the now new value ratings.

STAMPEDE

When the “Media Overlords” give the word, the herd will move again. When the herd moves: Watch out! This market will snap back like a rubber band! There could be two and three bids per property, fewer choices than now, compromised purchases and all of this happening as a sellers’ market returns! So, do something outstanding, break away from the herd now! Negotiate your slice of heaven while the sellers are attentive.

A CALL TO ACTION

Recently I realized for the fi rst time in my life that I am not going to live forever. Quite honestly, I’ve spent years just raising a family, working hard and loving our area. All of this without a thought to the “timeline”. When it happened, at fi rst, I just calculated my remaining good years. Then I mapped out my life course. It took me no time at all, as I took inventory, to acknowledge that I am happy here. I want to spend my days here. I love everything about this place. I am secure in the fact that I have chosen my “zip code” wisely. Thirty years of my incredible life has been spent here, now I’m planning the remaining 30 - 40 years.

YOUR FUTURE

If you have the resources, if you can come here often, if you live in the bad “winterlands” of the North, if you love the quality lifestyle we enjoy here... then make the crown jewel of the continental United States your second home today. Live your quality years spending as much time as possible here with your family and friends. Ultimately, this ‘Timeline’ will drive people here more than any other single factor. Don’t wait; life needs to be lived today, not in the future. And where you live affects your every thought. Don’t end up with a mind filled with regret. Live with intention and a high quality lifestyle. Make the right choice now. Your family will thank you now. You will thank your younger self later in life. With this decision, you will have created a quality lifestyle for yourself and your loved ones to come home to. Your timing will be perfect. In closing, the time has come to acquire tangible assets. We need to own assets that are paid for and secure. The peace of mind that comes along with this plan allows for the freedom to think for yourself and break away. Live your life here now, where you already know you belong!............................
